How quickly will you respond to my enquiry?
WhatsApp messages are typically answered within 2 hours during business hours (9am–8pm). Emails and form submissions are responded to within one business day. For urgent matters — an expiring OTP, a new launch ballot — WhatsApp is always the fastest channel.
Is your consultation free?
Yes. An initial consultation — whether by phone, video, or in person — is always complimentary. There is no obligation to proceed and no fee until a transaction is completed. Co-brokerage fees are typically borne by the seller or developer, so buyer representation is often at no cost to you.
Do you work with buyers, sellers, and landlords?
Yes — HDB and private, buying, selling, and leasing. I specialise in the Core Central Region and the East but transact across Singapore. If your situation falls outside my core focus, I'll tell you honestly and, where appropriate, introduce you to the right specialist.
Can you represent both buyer and seller in the same transaction?
Dual representation (acting for both parties) requires the full informed consent of both parties in writing, as required by CEA guidelines. In practice, I prefer to represent one side exclusively so there is no ambiguity about whose interests I am advancing. Where a dual-rep scenario arises, I will explain all implications clearly before proceeding.
Are you a licensed agent and how do I verify your credentials?
